County Tax Lien Sale

A tax lien sale provides for the payment of delinquent property by a bidder. The tax on the property is auctioned in open competitive bidding based on the least percent of interest to be received by the bidder. In other words, if you bid 10% interest, you might be out-bid by someone who bids 9% interest.


The starting bid is 16% interest. Some people who are want a particular property badly may choose to bid 0% interest. If more than one person bids 0% interest on the same property then a computer program will randomly choose the winner.

In order to redeem the lien, the property owner must pay the lien holder the back taxes plus all interest, in order to sell their land.Tax liens are superior to all other liens except those held by the government.

An unpaid tax lien can lead to foreclosure between three and ten years after the sale of the lien. While purchasing a tax lien doesn’t necessarily mean you will be able to foreclose on a property in superior court, it can still be a good investment.

Tax Lien Certificates will be sold against parcels which have 2023 delinquent taxes, and any prior year taxes. The winning bidder will receive a certificate of purchase.

Registration will open for the 2025 Tax Lien Sale on Jan 27, 2025. All bidders, including those having current bidder numbers, must register.

The County will have the list available and bidding will start on Jan 27, 2025. All purchases made at the lien sale are final, no exceptions.

In accordance with Federal and State public record laws, any Lien holder's name and address may be released upon request.

A $10.00 non-refundable processing fee is charged to each certificate (pursuant to ARS 42-18116C).

A $5.00 non-refundable winning bidder fee per parcel is charged by Real Auction.

Participants re urged to research properties prior to purchasing liens, It is also the bidder's responsibility to know the laws governing tax lien sales.
